Role Overview:

Avsar Construction is seeking a Senior Regional Construction Scheduler to lead, inspire, and elevate our scheduling processes for high-impact construction projects in Los Angeles. This role is perfect for a scheduling expert with deep knowledge of construction timelines and a passion for ensuring projects are executed on time and to the highest standards. Key Responsibilities

  • Report directly to the Sr. Construction Manager for Scheduling and Estimating, providing updates and preparing reports for upper management to meet Key Performance Indicators.
  • Supervise Project Schedulers to ensure project timelines are met; interfaces with OARs, Senior Project Managers, and other site staff and contractors for reviewing CPM schedules and preparing project scope and budget.
  • Projects staffing needs and makes recommendations to executive staff to improve staffing requirements.
  • Develop and maintain program schedules, identifying relationships, logic, milestones, and constraints for various types of construction projects.
  • Independently interprets and reads detailed construction drawings (Architectural, Structural, Mechanical, Electrical, Plumbing, Civil, etc.) to develop a clear understanding of the work scope.
  • Review Contractor’s Baseline schedule submissions, ensuring all work scope is identified and logically sequenced; provides written, detailed schedule review comments.
  • Perform QA/QC on contractor schedule submittals to ensure conformance with contract terms; reviews critical path, cost loading, resource loading of man-hours, schedule content, recovery schedules, and use of logic relationships, lags, constraints, and milestones.
  • Perform schedule Time Impact Analysis for any change orders affecting the construction schedule; negotiates schedule delays with the OAR and the contractor as needed.
  • Read drawings to determine work scope and understands contract terms to assess the merit of compensable or non-compensable time extensions.
  • Conduct Critical Path analysis and Earned Value analysis.
  • Conduct site visits as needed to check the contractor’s weekly/monthly schedule progress and provides reports to the project OAR and upper management.
  • Communicate effectively with the Contractor on all schedule/progress-related matters in weekly status meetings and other schedule-related meetings.
  • Perform regular QA/QC reviews on Program Schedules.
  • Conduct bi-monthly status updates for Program Schedules/Master Schedules.
  • Prepares reports as needed and directed by management.

Minimum Requirements

  • Experience : Eight or more years in construction scheduling for an owner or general contractor, ideally on educational or public works projects.
  • Technical Expertise : Proficient in Primavera and MS Office Suite, with a strong understanding of cost engineering, scheduling principles, and schedule forensics.
  • Education : Bachelor’s degree in Architecture, Engineering, or Construction Management (or similar, with additional relevant experience).
  • Skills : Strong communication, organizational, and leadership skills; proven ability to build and sustain effective working relationships.
